mornin friends! took a shower this morning for all of 5 minutes before the hot water ran out, then took a walk downstairs to find the hot water tank pukin all over the floor!! rust coloured water was everywhere!! called the property managers and had a plumber here within an hour, and the hw tank has been replaced with a brand stinkin new one by 1 o'clock! guess the year the old hw tank was installed?? if you guessed 1975, you guessed right!

maybe the hot water will last for more than 10 minutes now!! taker easy eh!

I had to replace my HWH a couple of years ago. It was build in 1961.......older than you Pete!!!!!................They don't make em like that no more........

You got that right! I replaced one last year that only made it for ten years. Of course the water out this way's not the best in the world for sure! Flushed that sucker are least twice during that time too!

Good soggy morning folks, we recieved 2.05'' of rai since noon yesterday. About hot water heaters, I changed over to tankless automatic natural gas hot water heaters 6 yrs ago and I love them. You never run out of hotwater, plus my utility bill droped by over $2400 a year by switching from electrical tank to gas tankless. replaced 2 exlarge electric to 2 NG tankless.

Sounds like this has worked well for you but it also sounds like you do a high volume of hot water. Is this for a business or your home? I have thought about that conversion for my home for some time but recently was told by a friend who is a plumber that he does not recommend the tankless but would not elaborate. Are there any issues with the tankless? My son is also considering converting so we are trying to gather some information in order to make an informed decision. This friend is the first person I have heard of who did not give a resounding recommendation for the tankless systems.
Everything can be fixed with Duct tape and WD40
If it moves and it shouldn't, use the Duct tape
If it doesn't move and it should, use the WD40!

mornin peeps! i like those tankless hot water heaters, only thing is my old boss says the ones he had experience with couldn't heat the water up enough as it passed through the unit. maybe 2 units back to back?

Aloha, having a bit of a break from sewing, need more coffee :)

Tankless HW heaters are terrific. You have a computer, Mr. WRider, put it to good use. Everything you want to know is right there. I always read the comments of people who have bought and used a product I'm interested. I combine that with info from Consumer Reports and I've never been sorry about big ticket items that I've purchased.

You are right MSH but I'm sure if I did enough research, I'd find about as many bad reports as good reports and then I'd be as confused as ever. On almost any subject you can find reviews or comments on both sides of any issue and it is hard to make a decision based on that alone. Keep in mind that people happy with a product are far less likely to go to a website to say so....whereas people that are unhappy to very unhappy with a product will tell everyone.

Tankless water heaters require a certain flow rate GPM of water before it statrts heating. They also require more maintenance to keep them clean so they are efficient. These are some draw backs to tankless water heaters
